FHA Loans Federal Housing Administration loans are government insured loans. They allow you to buy with a small down payment.

VA Loans Veterans Administration loans are available to veterans and active military. A VA loan may require no down payment.

Balloon Payment A payment that calls the entire loan due in a short period although the loan may be amortized over a longer period of time.

APR The actual cost of a loan as a yearly rate.

Appraisal An estimate of the value of the home, made by a professional appraiser. The maximum amount of the mortgage is generally based on the appraisal.

Interest The sum paid for borrowing money.

Origination Fee The fee charged by the lender to prepare all the documents.

Points Prepaid interest on the loan, charged at the time of closing. Each point is one percent of the loan amount.

PMI Private Mortgage Insurance is an insurance policy the borrower buys to protect the lender from non-payment of the loan.

Title Insurance An insurance policy which insures you against errors in the title search, guaranteeing you and the lender your financial interest in the property.

An e-newsletter combines the benefits of company information and marketing opportunities with little cost to compose and savings realised by using email technology rather tan traditional postal means.

Some things you need to consider when preparing your e-Newsletter;

? Frequency - Make a plan to publish your newsletter on a regular basis

? Content - Keep the content focused on the audience, don’t try and oversell any product or service as these emails tend to get deleted very quickly.

In this article I will show you the easy way to create a newsletter based on tables in Microsoft Word ready for importing into your email program for distribution.

Step 1: Open a blank word document and insert a table with 3 columns and 6 rows. I recommend merging the top 3 cells and the bottom 3 cells into header and footer rows so you can easily add the company logo on the header row and your address details on the footer row.

Step 2: Merge the left side rows of the remaining rows into 1 column.

Step 3: Add your logo image or Business Name to header area and Address details to footer area, don’t forget to add email and website URL links here as well.

Step 4: Formulate a welcome message to introduce your newsletter and its content.

Step 5: Keep the information in the newsletter brief and to the point, if you have more information on your website make sure you link directly to that article or news/product item on your website. Introduce bullet point’s news snippets with links in the left side column.

You have now created A HTML newsletter that looks like a webpage. Colours and graphics can easily be modified to suite your corporate colours etc. You now have a simple easy to edit Word Document ready for publication via email.

Save the document for future editing and then selecting the entire table copy and paste into an open blank email.

I am a literary person. Ever since I was a child, I have never stopped the search for different books. I have always been interested in fiction, science, poetry and so on and so forth. When I hear the words, World Book Encyclopedia I always recall my childhood. First, I went through all the kid classics I was able to find at home. Then I went over to books with the “adult” content. I “ate up” the encyclopedias we had, The Compton Encyclopedia. Then after a short search at our local library, I found The World Book Encyclopedia.

While I was used to reading every book I found, my brother had another hobby. He only use to read encyclopedias. He loved to settle in an easy chair, put his feet up and start with the A page of the encyclopedia. I was always surprised that he would not stop reading until he finished the last page of the encyclopedia. When he finished the volume, he went on to the next volume. My brother never wanted to talk. I press the words he never talked. My mother used to say that he only grunted. He used to give a grunt if someone greeted him.

There was something queer about my brother but he was a genius. He attended college in Alaska. Then he went on to Military Intelligence. Then he went on to reading all-available encyclopedias - The World Book Encyclopedia, Encyclopedia Brittanica, and the Columbia Encyclopedia. He had isolated himself to read encyclopedias.

At the same time, I was dreaming about writing. Maybe his passion for reading made me a dreamer. I only thought about the kinds of writing I would do when I grew up. My boldest dream was to write encyclopedias.

When I graduated from college and I became a teacher at a college, I completely abandoned this writing dream. I started writing for a living. First, I decided to search how to be a freelancer. I was not keen on the idea but I needed to do something for a living. Fortunately, while I was searching I encountered a call for writers to submit to a literary encyclopedia. I remembered my old dream I applied but soon I forgot about it. I have always dreamt to be the World Book Encyclopedia writer. In order to make a living I went on to write web content.

I was very surprised one day when one day I got an email from the editor of a publishing house. He offered me to write book review, then literary surveys for an online academic literary library database. At that moment, I was the happiest man on the planet. I have encountered the one of the best jobs I can think of.

At the present time, my brother works as an MIS. He has not lost his passion to read encyclopedias. Now, he has moved to reading The World Book Encyclopedia online. I believe that you will ask me whether he has started to talk. The answer is - no, he has not. He even sends me e-mail quite rarely. I understand him. He doesn’t need to talk. I Love German Wine and Food - A Pfalz Gewurztraminer

If you are in the market for fine German wine and food, you should consider the Pfalz region of southwestern Germany. You may find a bargain, and I hope that you’ll enjoy yourself on this fact-filled wine education tour in which we review a local Gewuerztraminer.

The climate in the Pfalz region is so mild that some of its farmers actually raise lemons and figs. It has been called the Tuscany of Germany. While Pfalz is far from Tuscany, it is just over the border from the famous French wine-producing region of Alsace, also known for producing fine Gewurztraminer wines. Sooner or later we will review one (or maybe more) Alsacian Gewurztraminers for our series I Love French Wine and Food. Did you notice the difference in spelling between the German and the French grape?

The Pfalz is quite narrow and about 80 kilometers long, right along the Rhine River. The best vineyards belonged to the Church until Napoleon redistributed them. The region contains some 25,000 vineyards with an average size under a hectare (about 2.5 acres). With such small vineyards, most owners are forced to take on additional work to make ends meet. While Pfalz was once the number one German wine producing region, it now ranks number two in both total wine production and vineyard acreage behind its northern neighbor, Rheinhessen.

Approximately four out of five local wine bottles are white. The two top grape varieties grown here are Mueller Thurgau, a German developed hybrid, and the often noble Riesling. Local red grape varieties include Portugieser and to a lesser extent Pinot Noir, better known by its German name, Spaetburgunder. About 10% of Pfalz wine is classified as basic table wine, over 70% as middle quality QbA wine, and the remainder higher quality QmP wine.

The German Wine Road crosses the Pfalz region. Virtually anywhere you go on this road you can find something worth seeing, worth tasting, and I daresay worth eating. Be sure to visit the city of Speyer. While today’s population is only about fifty thousand, Speyer was a major center in the Holy Roman Empire hosting many Imperial Diets, huge parliamentary assemblies. From 1030 to 1061 a series of emperors built the Kaiserdom (The Imperial Cathedral), which was expertly restored more than fifty years ago. Just across from the cathedral you will find the Palatinate Historical Museum. Other museums to visit include the Technology Museum, Sea Life in the old harbor, and the Wine Museum that features a 1600 year-old glass wine amphora, perhaps the oldest wine bottle in the world.

Before reviewing the Pfalz wine and imported cheeses that we were lucky enough to purchase at a local wine store and a local Italian food store, here are a few suggestions of what to eat with indigenous wines when touring this beautiful region. Start with Keschlebreih (Chestnut Soup). For your second course enjoy Kalbsnieren (Veal Kidneys). As a dessert indulge yourself with Kerscheblotzer (Cherry Cake).

Wine Reviewed Darting Gewuerztraminer Kabinett 2005 10.8% alcohol about $14

Let’s start by quoting the marketing materials. With such a German name, it’s surprising that Gewuerztraminer is still a minority in the vineyards of the country. Kurt Darting has created some of the Pfalz’s finest examples. The wine has classic lychee, grapefruit and spice tones. A perfect partner for intense, flavourful dishes such as chicken vindaloo.

My first pairing was with turkey meatballs, potatoes, and sautéed vegetables in a moderately spicy tomato based sauce. The wine was round, light, a bit sweet, and not very acidic. While the vegetables’ sweetness intensified the wine’s sweetness, happily the wine never became cloying. I tasted apples in the background. I tried the Gewuerztraminer with chocolate covered candied orange peels. While the wine was round it was somewhat disappointing. As always, I don’t blame the wine for failing a stab in the dark type pairing.

My next trial was canned tuna doused in Harissa, a Moroccan spice, cold roasted potatoes, and a cold vegetable medley. The wine was sweet and tasted of honey without being at all cloying. I did taste the lychee that I was supposed to taste. The wine had pleasant acidity. You might consider canned tuna and honey-tasting wine to be a marriage made in Purgatory but I rather liked the combination. I think it would have been even better if the Harissa lived up to its promise as a fiery spice. For dessert I had homemade biscotti slathered with high-quality apricot preserves. The Gewuerztraminer became pleasantly acidic to match the dessert’s sweetness.

The final meal included whole-wheat pasta with a commercial spaghetti sauce to which I added sautéed brown mushrooms and red onions. I sprinkled lots of ground Parmesan cheese on the mixture. The wine was really sweet, considerably than before. Its sweetness was a good match for the tomato sauce’s sweetness. Steamed asparagus with a generous sprinkling of onion powder and a fair measure of cayenne pepper formed the delicious side dish. This combination rendered the wine more complex than previously. It balanced the spices well. The wine was weak with a fruit juice based candy.

And now come the cheeses. The first pairing involved a goat’s milk cheese called Palet de Chevre from the Poitou Charentes region of central-western France. It was a goat’s milk cheese unlike any that I have ever tasted. Frankly it looked and tasted like a somewhat runny Camembert. The wine was definitely honeyed with this cheese. I did not find the combination particularly enticing. Not being able to find a German cheese other than another Limberger, no thank you, I bought a Gruyere, a Swiss cheese without the holes. The pairing was virtually the same. Honey. Once again, no thank you.

Final verdict. Nothing special. This wine was sufficiently disappointing that I won’t be buying it again. While I am partial to other German white wines beside Rieslings, I was not impressed by this particular offering.

Make Your Posing Look Natural

When preparing for your photo shoot, there are numerous steps you can take to ensure you are comfortable while posing and your photos will look more natural.

Get Posing Ideas

Before you head to your photo shoot, pick at least ten poses you really like from fashion or glamour magazines, or poses you’ve learned from previous photo shoots. Take time to practice each pose in front of a mirror until you feel comfortable and have the confidence of knowing you look great doing these poses.

Hands and Facial Expression

Also, focus on what to do with your hands and pay attention to facial expressions. A pose is virtually dead and unimaginative without a “look”. You should be able to close your eyes, imagine a thought, open your eyes and sell that thought. Practice this technique and your photos will come alive.

Become an Idea Factory

Unless you are shooting for an advertising agency or some other type of special interest session many photographers recommend that you bring some of your own posing ideas to the shoot. In addition to your ideas, the photographer may have his or her own idea of how the session should go.

Rapport with Your Photographer

Always work with a photographer you feel you can trust. This will make communication between the two of you easier and give you the confidence to express your own ideas.

Always listen to what the photographer tells you. If you are really uncomfortable with the pose, let your photographer know how you feel, in a nice way. Remember, he is looking through the camera lens and might see something you don’t.

If the photographer says she wants something different in the pose, try looking away from the camera or giving a unique facial expression. This is where your practice in front of the mirror really pays.

Posture

When posing you should always keep good posture unless the photographer instructs you to do otherwise. Hold your stomach in to give your abdomen a more toned appearance. If you have gained a few pounds stick out your chin a little to avoid the appearance of a double chin in your photos.

Keep your fingers slightly apart and pointed away from the lens. Let your hands fall naturally into position whenever possible. Remember, you want to be yourself - on purpose.

Misplaced Body Language

Body language and expressions come naturally but the language you are projecting might not be what your photographer wants in a particular pose. You need to conciously focus on ways to prevent these habits while posing.

Don’t hold your breath during a pose. Stay relaxed and your photos will look as if you just happened to be sitting this way when the photographer walked up.

In most pose situations you want your arms, legs, wrists, etc. slightly bent unless you are directed to do otherwise Most people don’t stand or sit with their arms and legs completely stiff. A good point to remember is, if it will bend, bend it.

Another posing tip to remember is that you don’t always have to smile. You should have a good variety of smiling and serious looks. But, sometimes you will want to give a large, open-mouthed laugh. If you are susposed to be happy, look the part!

About Blinking

Beware of the Blink! If you have to blink, try to blink between exposures. This is not always easy, especially if you are working in a photography studio. Some models get into a habit of anticipating the strobes and start to close their eyes when the picture is about to be snapped.

Get into the habit of not paying attention to the flash and concentrate wholy on the pose, your body language, hand position, etc. and your images will come out as you expect.

Be Bold!!

Never be afraid to try out some of your own poses in front of your photographer. Most photographers are glad to hear suggestions from you.

How do You See Yourself?

When you look at your final images don’t be critical of yourself. Find positive ways to improve your posing. Discover your strengths and weaknesses and shoot for the stars.

A clock tells the time, oh yes… but it does much more than that. Have you ever been in a room and found yourself looking about to find a way to tell the time? When your eye alights on the clock, it feels almost as though you’ve found a trusted friend, someone who can always be relied to get one thing right… the time. Even if the clock isn’t the type which makes the traditional tick-tock sound, it still adds something, some kind of soul, to a room.

So it’s time to choose a clock for your house. But which one? There are so many different styles of clocks to choose from that it sometimes make it hard to choose the right clock for your house. But two things to know about for the clock and the room where it will be in are the physical and aesthetic aspects.

First look if the clock will be a good physical fit on your wall or mantle as if it is too big or too large it could look out of place in your house. Stand at different angles and distances when choosing a clock as they can look great up-close but be hard to read from a distance or can be nice from a distance but once up to the clock it takes up the wall.

The right size of the clock has to be determined by you and the place where the clock will be in the house. The weight of the clock is also important as you don’t want it falling from the wall during, well, ever. Make sure the wall or mantel you choose to put the clock on can support the weight of the clock.

The color scheme of the clock should match the rest of the room that it is in. If the clock does not match or blend in any way then it can take away from the calming aspect of a room. There are many clocks that are made of wood which go great with brown shaded rooms accentuating the earth tones. There are also clocks made out of any type of metal imaginable which can go better with newer age living rooms.

The type of clock you choose has a lot to do with how your room is set up. You want the clock to match the room not the other way around.

I couldn’t say it better than one fan: Thousands and thousands of zombies to kill in a myriad of ridiculous ways; tons of things to see and try throughout the mall; great sense of style; a plot that manages to be intriguing without intruding too much on the action; and fantastic sound effects.

9. Saints Row - Action

Welcome to Stilwater, an open-world city with attitude, a city controlled by rival gangs, a city you are about to take over in Saints Row. As a low-level thug in the Third Street Saints, you’ll do whatever it takes to get the money and build the respect and power you need to muscle your way to the top. Be careful, though.
